Let’s take a look at a recent HMO development from our HMO design for developers service.
This 13 bedroom HMO development has 9 studio bedrooms, 4 ensuite bedroom, a communal kitchen dining space and an amazing co-working room. Aimed at young professional tenants, we supported our client in adding over £480k value to the property.
This property, already an HMO, was incredibly run down and unloved. It needed everything replacing giving us an opportunity to play around with the layouts. The area was highly saturated so they were looking to create an HMO that is high end, stands out from others on the market and aligns with their brand.
We supported our clients with our full design, installation and HMO staging services. Creating a design that fits with their brand but stands out from their other properties still; we created an amazing split communal area. The ground floor has space for cooking and dining, the first floor is a co-working and relaxing space with co-working booths (fit with plugs and soundproofing) and sofa area with coffee bar for quick drinks/snack.
The numbers speak for themselves on this one, we have helped our clients double their rent from £5,020 a month to £10,050 which we expect to add at least £480k to the value of the property. £100k of that was unlocked with a simple re-jig of the layouts to remove a redundant staircase and use that space to make rooms bigger and better.
