  • Well-dressed beds – Think plush bedding, layers of cushions, and a stylish headboard, make your potential buyers want to dive right under the cover!

Less really is more here, we’re not looking to overcrowd the space but add just enough furnishings and pieces that make the space look homely.

5. Use Lighting to Set the Mood in your Show home

Lighting is one of the most effective ways to make a show home feel welcoming and luxurious. A mix of natural, ambient, and accent lighting ensures the home looks great at all times of the day.

Our top tips?

Layer your lighting – Combine ceiling lights, floor lamps, and table lamps to create different atmospheres.

Maximise natural light – Keep windows clear and use light, airy curtains to enhance brightness. Extra long curtain rails help to keep curtains clear of the window once open.

Feature lighting – Statement pendants over dining tables or kitchen islands add a high-end feel, this is where you can make a big impact!

Don’t underestimate the colour of your bulbs –  Use warm white bulbs (not harsh cool-toned lights) for a cosy, inviting atmosphere.

6. Add Lifestyle & Emotional Touches

Buyers make decisions emotionally, not just logically. Adding small details that make the home feel “lived-in” can help buyers connect with the space.

Here is how we create an emotional connection:

  • Set the dining table with elegant dinnerware and a centrepiece – Add a bit of colour here too!
